BUILDERS - putting it together.

What about about design?

Custom-home designs and specifications typically are created through a process, as follows:
bullet   The buyer has ideas
The buyers bring ideas for the home to the table or the buyers and builder develop preliminary ideas together. More often than not, buyers have saved pictures, articles, floor plans and other bits of information relevant to their new home. The designer and builder can use these clippings to create a plan for a home that is buildable and will meet the needs and fit a certain budget.
bullet   The designer's preliminary drawings
Designers begin the preliminary drawings based on your ideas and conversations with you and the builder. These drawings consist of rough sketches of proposed floor plans and levels, projections for the size and location of rooms and concepts for siting the home on the site. Exact cost estimates can't be calculated at this phase, but the builder and designer can guide the project with strategy that will be within your budget. Realistic cost estimates can be determined only from complete written plans and specifications.
bullet   The working drawings
Preliminary drawings approved by buyers are then turned into working drawings. The designer creates the original drawings from which the blueprints for constructing your home will be made. Working drawings typically consist of 5 to 10 pages, depending on the complexity of your home and the level of detail.
bullet   Final specifications
Specifications are created to identify the finishes and features that will be used in the home. These specifications determine everything from the doorbell to the type of concrete. The working drawings determine the quantity and quality of materials that will be needed.
